Most essential workers in Greene County don’t live where they work. Only 4% of firefighters and 8% of police officers live locally. Only 25% of nurses and 35% of Reynolds Lake Oconee workers live there. Teachers have the highest local residency at 40%. These numbers show that affordable housing is hard to find, forcing many workers to commute instead of living in the community they serve.
That’s why we’ve created Baynes Creek to help the people who work here live here. By offering affordable housing options, Baynes Creek gives essential workers like teachers, nurses, police officers, and others the chance to plant roots, reduce long commutes, and truly be part of the community they serve every day.

Baynes Creek is developing twenty-five acres at 1310 Oconee Avenue in Greensboro, GA, which will include seventy homes. The acres were generously given by Georgia Communities in 2024.

The homes will range in price from $240,000 to $290,000. Additionally, affordable mortgage programs are available to make these homes more accessible to essential workers in the community.

These homes are affordable because we have established the Greene County Land Trust, which will own the land, while the homeowners own the home. They cannot be bought and sold on the open market. Instead, there is an application process and regulations in place to ensure they remain affordable for essential workers, keeping the homes within reach of those who need them most.
USDA Loans: Affordable Paths to Homeownership
USDA loans make it possible for qualified buyers to purchase a home with no down payment and up to 100% financing. Closing costs are still required, but they’re typically much lower than those of a traditional mortgage.
Because this is a rural area, buyers may also qualify for additional affordable mortgage options, available to households earning up to 100% of the Area Median Income (AMI)—including USDA Guaranteed loans.
Along with flexible income limits, USDA loans offer big advantages: low interest rates, reduced mortgage insurance costs, and easier approval through USDA-approved lenders.
